PRELIMINARY FOOTING REPORT

GENERAL
This is a preliminary report containing an indicative footing size for proposed building works, subject to the requirements of AS2870-1996 3.

SOIL CHARACTERISTICS
Eight boreholes were drilled, at the locations shown approximately on the driller's plan, for the purpose of providing basic soils information. the soil profiles are shown on the borehole logs.

The site is of instability classification: H - D Highly reactive clay sites, which can experience high ground movement from Deep seated moisture changes.
These area high plasticity clays having ready access to surface moisture.

FOUNDATION PREP
First, Clear all vegetation and any topsoil containing organic matter from the area to be occupied by the proposed building and surrounding paving. Ensure that the surface water is drained away from this area.

Prepare a level building plateau by balanced cut and fill to suit the house plan and to accommodate vehicular access to the garage. Fill shall be "rolled fill" in accordance with AS2870-1996 6.4.2 (b). A thicker slab with two large layers of reinforcement may be required if the depth of fill under the slab exceeds 0.3 meters for clay fill or 0.6 meters for sand fill.

Footings shall be founded on natural, firm, undisturbed soil. It may be necessary in some circumstances to provide integral piers to achieve the founding requirements onto natural ground. Any external footings adjacent a site boundary shall be founded 600mm below the original natural ground level.

NOTES:
1. Some walls may crack even though the footing system has performed its design task and generally expected to experience hairline cracks (<0.1mm) to fine cracks which do not need to repair (<1mm). Cracks which are noticeable but easily filled (<5mm) and the slight sticking of windows and doors could be expected to occur under some conditions for the occasional building. refer to Appendix C of Australian Standard AS 2870-1996 and the CSIRO BTF 18 information sheet for further information.

For these types of damage, it is the intention of the regulations that consequent repairs are a part of normal maintenance and are therefore the responsibility of the owner.

2. No New tree shall be allowed to grow closer to the building than a distance equal to its mature height.
These footings have not been designed for tree effects.

4. Backfilling where service trenches pass under footings shall be with 4% cement treated quarry rubble, placed in layers and compacted to 95% Modified Compaction, determined in accordance with AS1289.5.2.1 and the attached Specification. This shall extend for one meter inside and one meter outside the building line. This work is required to prevent moisture entering the underfloor zone via a service trench and possibly inducing extreme soil heave beneath the building.

5. It is recommended that impervious paving should be constructed round the perimeter of the building as described in the specification, prior to practical completion of the building.

6. Stormwater from roofs and paving must be conveyed in property jointed pipes to the street drainage system.
